What is guaranteed rent for an HMO?
With guaranteed rent, EKLiving becomes your tenant and pays you a fixed rent every month, even through void periods. We then let the rooms, vet and select the tenants, and manage the house for the full length of the agreement.
How long is a guaranteed rent agreement?
Guaranteed rent is a fixed-term agreement of three to five years. Your rent is fixed for the whole term, whether the rooms are let or not.
Where do you offer guaranteed rent?

Do you offer HMO management without guaranteed rent?
No. For HMOs we offer guaranteed rent only: a fixed rent every month for three to five years, 0% fees, with all bills and minor maintenance covered. If you would rather keep the rent and the risk yourself, a long let or a short let may suit you better, and we will tell you honestly on a free call.

Do I need an HMO licence?
In Wales, a mandatory HMO licence is needed if the property has three or more storeys and five or more people from two or more households share facilities, and some councils license smaller HMOs in set areas.
