EKLiving charges 15% of net revenue for full Airbnb management, with no fixed term and no VAT on our fees. Some national managers charge 18% plus VAT, which is 21.6% in total. Any onboarding costs are agreed with you before we start.

Net revenue is what guests pay for their stay, less the booking platform's commission and the cleaning fee the guest pays. Our 15% is taken from what is left, so you are not charged a fee on the platform's cut or on cleaning, which guests pay for at cost.

We collect the booking payments on your behalf. At the end of each month we pay you directly into the bank account of your choice, with an earnings report detailing bookings, earnings and any expenses.

For our owners, yes. We run your property as a short let and list it on Airbnb, Booking.com, Vrbo, Expedia and our own direct booking website, so your income does not depend on one platform. The fee is the same 15% of net revenue.

Depending on the property's condition, there may be some. Professional photographs usually cost £150, and a deep clean before the first guest usually costs £120 to £200, depending on the time it takes. Linen, towels and guest consumables are included in the price of each clean, which guests pay. If the property is unfurnished, we can help with set-up costs case by case. We agree any costs with you before we start.

No. Full management has no fixed term: you can leave with 60 days' notice. You must honour or cancel any existing and upcoming bookings. It can take a few months to unlock your property's full potential as a top earner. Guaranteed rent is different. It is a fixed-term agreement of three to five years.

We do not provide insurance as an additional service. Booking platforms such as Airbnb include their own cover, so check the terms that apply to your listing.

In some cases, a fixed fee is added to each reservation to cover admin and logistical costs. We tell you about any additional costs during onboarding.

With guaranteed rent, EKLiving becomes your tenant and pays you a fixed rent every month for three to five years, even through void periods. There are 0% fees, and we cover all bills and minor maintenance while we let and manage the rooms.

No. For HMOs we offer guaranteed rent only: a fixed rent every month for three to five years, 0% fees, with all bills and minor maintenance covered. If you would rather keep the rent and the risk yourself, a long let or a short let may suit you better, and we will tell you honestly on a free call.

Short lets can earn more than a long let, because guests pay nightly rates that compete with hotels. Your income depends on the season, pricing, quality and features, location, availability, size and local supply. Use our free estimator for a guide based on your postcode and bedrooms.

It depends on your property and your area. Our free estimator shows what your property could earn each month as a short let after our fee, next to a typical long let in your area. On a free call we will tell you honestly which option earns you more.

Yes, on full management. If your first 12 months with us earn you less than a typical long let on your property, we pay you the difference, up to two months of our fees. Nights you block for your own use, or that cannot be let because of works or decisions on your side, reduce the long-let figure in proportion. It applies once per property, if the property stays with us for the whole 12 months and is kept to listing standard.
